The short answer

Basic Listing Photos is $300 + HST. The Signature Package is $600 + HST and adds drone video, a 2D floor plan, a walk-through video and a vertical reel. The Whole Package is $750 + HST and adds an interactive 360 tour and a property website. Prices cover properties up to 3,000 square feet.

Real estate photography pricing is usually hidden behind a form, which wastes everybody's time. The three packages, the add-on and every pricing condition are published in full on the Bancroft real estate photography page. This article explains how to choose between them and what changes a quote.

The three packages, and who each one suits

  • Basic Listing Photos, $300 + HST. 25 to 40 edited photographs, interior, exterior and aerial, MLS-ready and full resolution, delivered in 24 to 48 hours. This suits a straightforward listing where photographs are all that is needed.
  • Signature Package, $600 + HST. Everything in Basic Listing Photos, plus aerial drone video, a 2D floor plan, a walk-through video of up to two minutes and a 30 to 60-second vertical reel with licensed music, in horizontal and vertical formats. This suits an agent who markets on social as well as on MLS.
  • The Whole Package, $750 + HST. Everything in the Signature Package, plus an interactive 360 tour and a branded and unbranded property website, hosted for up to 90 days with a weekly traffic report. This is for distinctive homes, waterfront properties, cottages and rural listings.

The property website on its own

The Property Website Add-On is $50 + HST with Basic Listing Photos or the Signature Package. It is the same branded and unbranded property website that comes with The Whole Package, hosted for up to 90 days.

The two things that move the price

Property size

  • Up to 3,000 square feet is included in every package price.
  • 3,001 to 5,000 square feet adds $100.
  • Over 5,000 square feet, multi-building properties and large acreage listings are quoted for the property specifically.

The reason is shooting time rather than file count. A larger house has more rooms, more lighting decisions and more setups, and each one takes the same care as the last.

Travel

Travel is quoted before the booking is confirmed, so there is no surprise on the invoice. Water access properties are normal here and can be arranged, but the crossing time has to be part of the booking, so mention it when you enquire.

What the price does not include

  • Extensive retouching, virtual staging and object removal. Standard editing is exposure, colour, straightening and window balance.
  • Guaranteed drone coverage. Drone services are subject to weather, location and applicable flight restrictions, and a flight can be called off on the day.
  • A Matterport tour. The interactive 360 tour is not a Matterport tour unless that is specifically stated. The difference is explained in Matterport versus 360 virtual tours.
  • Property preparation. It affects the results more than anything on this page: how to prepare a Bancroft property for real estate photography.
  • Applicable taxes, which are additional to every price listed.

Turnaround

Standard delivery is 24 to 48 hours, and the clock starts when the photography session ends rather than when the booking was made. If a listing has a firm go-live date, say so at booking.

How to choose in one line

  • Standard in-town house: Basic Listing Photos.
  • Photographs plus a property website, without the video: Basic Listing Photos with the Property Website Add-On.
  • You market on Instagram or Facebook: the Signature Package.
  • Waterfront, acreage, a cottage or a distinctive home: The Whole Package.
