Process
How a listing shoot runs
01
Book the date
Send the address, approximate square footage and whether the property is water access. You get a written quote including any travel before the booking is confirmed.
02
Prepare the property
The preparation checklist goes out with the confirmation. Preparation is what decides the quality of a listing set, more than any equipment decision.
03
The session
Interior, exterior and aerial coverage, plus video and the 360 tour where the package includes them. Most properties take between ninety minutes and two hours.
04
Delivery
Edited files in 24 to 48 hours. Turnaround starts when the session ends, not when the booking was made.
Before the shoot
Property preparation checklist
A photographer can correct exposure and straighten walls. A photographer cannot mow a lawn or move a truck once the shoot has started. These ten make most of the difference.
- 01Clear every horizontal surface: counters, windowsills, side tables, the back of the toilet.
- 02Turn on every light and replace burnt bulbs with matching ones.
- 03Open every blind and curtain fully.
- 04Mow, trim and rake, and allow a full day for it on a rural lot.
- 05Move every vehicle well clear of the house, including boats, trailers and ATVs.
- 06Tidy the dock and shoreline, stow life jackets and coil hoses.
- 07Stack firewood neatly and move bins, recycling and bear-proof containers out of sight.
- 08Unlock the bunkie, sauna, boathouse or workshop if you want them photographed.
- 09Secure pets, ideally off the property.
- 10Turn ceiling fans off. A moving blade photographs as a blur.

- Exposure, colour, straightening and window balance on every image. Extensive retouching, virtual staging and object removal are not included.

- A 2D floor plan from the Signature Package upward.
- Video versions
- Aerial drone video, a walk-through video of up to two minutes and a 30 to 60-second vertical reel from the Signature Package upward, in horizontal and vertical formats.
- Turnaround
- 24 to 48 hours, measured from the end of the photography session.

Frequently asked questions
How much does real estate photography cost in Bancroft?
Basic Listing Photos is $300 + HST, with interior, exterior and aerial photographs. The Signature Package is $600 + HST and adds drone video, a 2D floor plan, a walk-through video and a vertical reel. The Whole Package is $750 + HST and adds an interactive 360 tour and a property website. Prices cover properties up to 3,000 square feet.
How quickly are photographs delivered?
Standard delivery is 24 to 48 hours from the end of the photography session. Turnaround begins after the session, not from the date the booking was made.
Do you charge for travel?
Travel is quoted before the booking is confirmed, so there is no surprise on the invoice.
Is the 360 tour a Matterport scan?
No. The interactive 360 tour in The Whole Package is shot with a 360 camera. It is not a Matterport tour unless that is specifically stated in your quote.
Can you fly a drone at my property?
Usually, but not always. Drone photography is subject to weather, to where the property sits relative to controlled airspace and to Transport Canada regulations. Some properties cannot be flown legally, and a flight can be called off on the day for safety or wind.
What if the property is larger than 3,000 square feet?
Properties from 3,001 to 5,000 square feet add $100. Properties over 5,000 square feet, multi-building properties and large acreage listings are quoted for the property specifically, because the shooting time rather than the file count is what changes.
Do you photograph cottages that are only reachable by water?
Yes, this is normal in cottage country. Water access needs to be arranged in advance and the crossing time is factored into the booking, so mention it when you enquire rather than on the morning of the shoot.
Does the price include virtual staging or object removal?
No. Standard editing covers exposure, colour, straightening and window balance. Extensive retouching, virtual staging and object removal are not included.
Do you photograph Airbnbs and cottage rentals?
Yes, and it is a separate service with its own packages, because a rental is priced by the size of the place rather than by what a sale listing needs. Everything about it is on the Airbnb and cottage rental photography page.
